Establishment of an Owners Association
Establishment of an Owners Association
We provide an integrated service to establish a property owners association according to the regulations approved in the Malak program. Our services include preparing the necessary procedures to register the association with the program, choosing a distinctive name for the association that matches the specific property, and creating special accounts for each owner on the Malak platform. We also prepare the association’s bylaws and provide the necessary support to appoint a president for the association according to a clear mechanism that includes nomination, voting, and appointment, to ensure effective and sustainable leadership.
Preparing a budget and registering the association
We prepare a comprehensive budget tailored to meet the needs of the owners association, taking into account client guidelines and best financial practices. In addition, we provide a service to issue a registration certificate for the owners association from the General Authority for Real Estate, which ensures full compliance with applicable rules and regulations, and enhances transparency and trust among the association members.
Angel Program
The Malak Program is one of the leading programs of the General Authority for Real Estate and the Ministry of Housing. The program aims to enable owners to establish associations that efficiently manage residential units with common areas. The program seeks to create a healthy and organized environment that promotes coexistence and the comfort of residents, through the development and implementation of systems and regulations. The Malak Program enables the management of common areas such as entrances, corridors and elevators, in addition to spreading awareness and preserving rights to maximize the benefit from the property.
Legal basis of the Malak program
The Malak Program is based on the Real Estate Units Ownership, Sorting and Management System issued by Royal Decree No. (M/85) dated 2-7-1441 AH. This system replaced the previous system and abolished all conflicting provisions, ensuring a modern and comprehensive regulatory environment. The program enhances the rights of owners and regulates relations between them in line with the Kingdom’s Vision 2030 and the directives of the Ministry of Housing, which contributes to improving the quality of life and facilitating shared services.
