At Del Ham Office, we work to provide integrated real estate services that suit the various needs of clients and achieve the highest levels of quality and comfort. Our work consists of several specialized departments that work in harmony to provide comprehensive and distinctive solutions that meet the requirements of the real estate market and achieve the aspirations of owners and investors.
Administrative Affairs Department
Our office’s Administrative Affairs Department handles a full range of services, including the procedures for establishing an owners’ association for each property with the Real Estate General Authority, preparing the association’s articles of association, and issuing its registration certificate. We also ensure that all association work is implemented through the Malak platform in line with customer directives, receiving complaints and inquiries, and assigning responsibilities to the field supervision and follow-up department. We also follow up on new requests through various means of communication, complete the procedures for opening a bank account in the name of the association in one of the Saudi banks, in addition to managing the process of handing over the owners’ association from the real estate developer to the owners.
Legal Administration Department
Our Legal Department provides integrated services aimed at supporting owners’ associations and ensuring their members’ compliance with laws and procedures. These services include providing specialized legal advice related to owners’ associations, filing lawsuits against those who default on paying association subscriptions, in addition to following up on letters from institutions and related administrative procedures. The department also actively contributes to managing the process of handing over the association from the real estate developer to the owners to ensure a smooth and orderly transition.
Field Supervision and Follow-up Department
The Field Supervision and Follow-up Department ensures accurate and organized management of the common areas in the buildings, as it undertakes full supervision over them and submits detailed periodic reports. It also ensures following up on maintenance and cleaning work, and maintaining comprehensive forms containing lists of common areas and auditing them individually to ensure their quality. The department also focuses on finding friendly solutions to owners’ problems, while committing to quick response and good treatment. It also ensures periodic field presence to ensure efficient workflow and customer satisfaction.
Financial Management Department
The Financial Management Department supervises the financial aspects of the owners’ associations, where it creates bank accounts and a chart of accounts and prepares financial statements and final accounts accurately and transparently. It is also concerned with recording, classifying and analyzing financial transactions, while providing comprehensive reports on incoming and outgoing cash flows. The department follows up on the renewal of the association’s certificate after the end of the fiscal year and analyzes expenses and revenues to ensure efficient financial performance. In addition, it coordinates with other departments on contract and defaulter issues, and creates an integrated document cycle that suits the association’s activity to achieve the highest levels of financial organization.
